What does an Estate Agent Do?
Estate agents are one who will help the property owners to market their property and guide them on the documents that will be needed in the selling process. But before that, they check first the status of the property before offering it for a smooth and hassle-free transaction for both parties (seller and buyer).
My name is Micah Zuño, a PRC Accredited Real Estate Agent under the supervision of Real Estate Broker Ma. Corazon de la Fuente of MC dela Fuente Realty in Cebu City. I have prepared a home selling checklist of the requirements every time a property owner calls us to sell their property. And if they have lacking requirements, we usually assist them in securing the document as part of my service and conduct of due diligence.
Here's my Home Selling Checklist:
- CHECK from the owner. Is the property titled? A follow-up question: Is the original copy of the Owner’s Duplicate of the land title in their possession? If YES, very good; if not, because it’s lost or damaged, a petition is filed in court to re-issue the new owner’s duplicate of the land title. This is a long and tedious process and a bit costly.
- SECURE the Latest Certified true copy of the title to check for any annotations of unpaid debt or pending court litigation for any claimant.
- ASK the owner if they have paid the Real Property Tax for the building and land until the present year. If YES, I will proceed to secure a tax clearance.
- PROCESS the Tax Clearance for building and land.
- PREPARE a vicinity map or a lot plan. If the seller doesn’t have one, the Estate Agent will assist.
- VERIFY with the property owner whether the property was mortgaged and if it was redeemed. If YES, provide a copy of the full-payment receipt of the mortgage to be entered into the Registry of Deeds (RD) for annotation of the release mortgage.
- CONFIRM that the Property Owners are available to sign the deed of sale during the final transaction.
- a. If not because they reside in a foreign country, secure a Special Power of Attorney (SPA) notarized and authenticated by your state’s embassy in your residence;
- b. Death, prepare and process an extrajudicial settlement of estate among heirs.
